TERMS & CONDITIONS

These Terms & Conditions govern the use of the POM platform. Users should read them before creating an account, publishing a listing or making a booking.
1. About POM
POM provides a platform intended to connect people searching for accommodation with property owners and authorised agents. Additional property-related services may be offered separately.
The precise role POM plays in each transaction will be identified by the relevant listing, booking or service agreement.
2. Eligibility and accounts
Users must provide accurate information, maintain the confidentiality of their account credentials and promptly correct material inaccuracies.
Users must not impersonate others, create fraudulent listings or use the platform for unlawful purposes.
3. Property listings
Hosts and agents are responsible for the accuracy and completeness of their listings and for obtaining any necessary permission to advertise a property.
POM may review, reject, suspend or remove listings that violate its policies or appear fraudulent or misleading.
4. Bookings and rental agreements
A booking or tenancy is governed by the conditions disclosed for that transaction and any applicable agreement between the parties.
Users should confirm the price, dates, deposit, payment arrangements, responsibilities and cancellation conditions before committing.
Where required, long-term rentals must be documented in a suitable written agreement.
5. Prices and fees
All applicable prices, platform charges, agent commissions and additional fees must be disclosed clearly before the relevant transaction is finalised.
The responsible party must explain any deposit, advance rent, cleaning fee or other additional charge.
6. Payments
Users must follow the stated payment instructions and retain proof of payment.
POM’s responsibility for collecting, processing, holding or refunding money depends on the payment services actually implemented and the specific transaction arrangements. The app must clearly identify these arrangements.
7. Cancellations and refunds
Cancellations, modifications and refunds are governed by the applicable booking or rental agreement and POM’s published policies.
Mandatory rights under applicable law are not excluded by these Terms.
8. Prohibited conduct
Users must not:
- Publish false or unauthorised listings.
- Misrepresent property ownership or authority.
- Demand undisclosed fees.
- Use another person’s identity.
- Harass, threaten or discriminate unlawfully against other users.
- Manipulate reviews or platform systems.
- Engage in fraud or other unlawful conduct.
9. POM’s role and liability
POM will provide the services described for the platform and take reasonable steps consistent with its published policies.
Unless POM expressly undertakes a particular obligation, it does not automatically guarantee the ownership, physical condition, availability or legal status of every property or the performance of every user.
Nothing in these Terms excludes liability or consumer rights that cannot legally be excluded.
10. Suspension and termination
POM may restrict or suspend accounts and listings where there are reasonable grounds to suspect fraud, serious policy violations, unlawful activity or a risk to other users.
Where appropriate, users may be given an opportunity to respond or appeal.
11. Complaints and disputes
Users should first contact POM through its support channels.
Disputes between hosts and tenants should be handled under their agreement and applicable law. POM may assist within the scope of its services but does not promise to resolve every private dispute.
12. Applicable law
These Terms must be reviewed and completed to identify the applicable laws, competent courts and dispute-resolution procedures before launch.
13. Updates
POM may update these Terms as its services develop. Material changes should be communicated appropriately, with an effective date and any required user consent.
