PAYMENTS & FEES
Transparent charges before you commit
POM aims to make the costs associated with property searches, bookings and rentals clear before users commit to a transaction.
A. Possible charges
Depending on the service, charges may include:
- Rental price.
- Short-stay cleaning or service charges.
- Refundable security deposit.
- Advance rent.
- Agent commission.
- POM platform fee, if applicable.
- Optional property-management or maintenance services.
- Applicable taxes or payment-provider charges.
Not every transaction will include every charge.
B. Illustrative long-term rental example
Suppose an apartment rents for $500 per month.
| Item | Example amount |
|---|---|
| Monthly rent | $500 |
| Rent paid 12 months in advance | $6,000 |
| Refundable security deposit, if agreed | $500 |
| Tenant agent commission | $0 under the proposed POM tenant policy |
| POM tenant booking fee | $0 under the proposed initial policy |
| Total initial payment in this example | $6,500 |
This example assumes a 12-month advance-rent arrangement and a one-month deposit. Neither should be treated as a universal POM rule. The actual lease, local law and listing terms must determine the amounts.
The proposed zero tenant commission is intended to distinguish POM from traditional commission-based rental practices. POM must establish how it will earn revenue from hosts, agents or other services before confirming that policy.
C. Illustrative short-stay example
Suppose accommodation costs $60 per night for three nights.
| Item | Example amount |
|---|---|
| Accommodation | $180 |
| Cleaning fee | $10, if applicable |
| POM fee | $0 under a hypothetical zero-fee launch model |
| Total before any other disclosed charges | $190 |
The app should display the full price before the guest confirms the booking.
D. Security deposits
A security deposit is distinct from rent and service fees. The agreement should explain its purpose, who holds it, the circumstances in which deductions may be made and the conditions for its return.
POM must not imply that it holds or protects deposits unless the relevant service and safeguards are actually in place.
E. Payment methods
The app should list only payment methods POM has integrated and tested, such as approved mobile-money services, bank transfers or card payments.
The payment screen must identify the recipient, currency, amount and transaction reference where applicable.
F. Receipts and disputes
Users should receive an appropriate payment confirmation or receipt for payments processed through POM.
If a charge appears incorrect, contact support with the booking reference, payment date, amount and transaction evidence.
